Aston Gardens at Sun City Center and Aston Gardens at The Courtyards are now hiring a dynamic Director of Sales to lead our sales efforts and help future residents find the lifestyle they deserve.
Location: Sun City Center, FL
Compensation: $45,000 Base + Commissions = $130K+ Earning Opportunity
Sign-On Bonus: $1,500 total — paid in two installments: $500 after 30 consecutive days of employment and $1,000 after 90 consecutive days of employment.
Your Role: Director of Sales As the Director of Sales (DOS), you'll lead the sales function for both Aston Gardens communities—connecting with prospective residents, guiding them through their decision-making journey, and driving occupancy results. Your goal is to build lasting relationships, convert inquiries to move-ins, and help ensure our communities remain thriving, welcoming environments. Your work will be measured through sales conversions, occupancy goals, net revenue, and the overall move-in experience.
What You'll Do
Sales Leadership
Engage leads across multiple channels (advertising, referrals, events, digital) and guide them through the sales process
Execute all aspects of our Sales Playbook, including discovery, objection handling, and closing techniques
Build meaningful relationships with prospective residents and families to support informed decision-making
Track and report on sales activities, leads, conversions, and move-ins using the CRM system
Collaborate with the Executive Director and marketing teams to refine community-specific outreach strategies
Conduct regular walk-throughs to ensure the tour path and model units are guest-ready
Plan and host sales events designed to attract and convert prospects
Participate in weekly sales and strategy meetings with the Executive Director
Market Conditions & Strategy
Conduct quarterly competitive market research and maintain accurate records in our analysis tools
Monitor new and existing competitors, identify opportunities and threats, and recommend strategies to leadership
Develop and maintain general market analysis tools to track prospective residents and referral sources
Demonstrate a deep understanding of the senior living landscape and local market dynamics
Revenue Optimization
Meet or exceed monthly sales and occupancy goals
Leverage tools like pricing strategy, incentives, and inventory control to drive revenue
Analyze key sales metrics and provide strategic recommendations to improve NOI
Offer expert guidance to internal teams and prospective residents throughout the decision-making process
External Business Development
Build and maintain a strong network of non-paid referral sources
Lead monthly presentations to local professionals and referral partners
Host referral development meetings with leadership to align outreach efforts across departments
Document all networking and outreach activity in the CRM
Resident Move-In Coordination
Guide residents and families through the move-in packet and pre-move process
Coordinate assessments with the clinical team
Oversee the move-in process to ensure smooth transitions
Ensure all documentation is completed and regulatory requirements are met prior to lease signing
Partner with the Executive Director, Business Office Manager, and Director of Health & Wellness to ensure full file readiness
Leadership & Development
Participate in community leadership meetings and company functions
Stay informed on industry trends through ongoing training and professional development
Represent the community with professionalism and passion at all times
Take initiative in supporting company-wide goals and cross-functional teamwork
What You Bring
Bachelor's degree in Marketing, Business, Public Relations, or a related field (preferred)
Minimum of 2 years of sales or marketing experience in senior living (preferred)
Proficiency in Microsoft Office Suite (Word, Excel, Outlook, PowerPoint)
CRM experience, including lead tracking and activity management
Strong interpersonal, communication, and organizational skills
