JOB POSTING JOB TITLE: Property Business Development Manager DEPARTMENT: Revenue REPORTS TO: Vice President of Property Management

POSITION PURPOSE : The Property Business Development Manager is responsible for developing and managing pricing strategies for Storage and Circle of Boating segments. Additionally, this individual coordinates with and supports Operations in identifying value-add capital projects. The Property Business Development Manager is assigned a portfolio of marinas and partners with Operations, Construction, and Financial Planning and Analysis to organically grow same store sales. He or she is responsible for managing the rates and inventory of each asset, developing and implementing revenue management processes, and executing and tracking value add opportunities for the assigned portfolio. This individual assists Operations with the creation of operating and capital business plans, and works collaboratively with both Home Office departments (Marketing, Accounting, Construction, and Acquisitions) and marina team members (General Managers, Marina Administrative Managers, Circle of Boating Managers, and Service Managers). Success in this role requires achievement of a trusting partnership which requires establishing a rapport with the marina teams and demonstrating an empathetic understanding of each marina's market, unique goals, and challenges.

DUTIES AND RESPONSIBILITIES : 1. Develop and perform financial analysis and periodic reporting activities to support short-term and long-range strategic plans and revenue goals 2. Evaluate data, prepare forecasts, and analyze demand, pricing, and revenue trends, as well as general business conditions, and other related areas 3. Leverage data analytics and segmentation to identify new product and pricing opportunities for incremental revenue 4. Assist with the implementation of the Suntex Data Lake to publish dashboards that provide key insights for the business 5. Assist the Senior Vice Presidents of Operations, Regional Directors, Regional Managers, and General Managers in the creation and organization of strategic value creation plans for each asset within the region 6. Identify performance issues and make recommendations for remedial actions 7. Actively monitor financial performance against proforma 8. Identify and analyze trends in the industry and recommend investment strategies and opportunities for incremental income with a particular focus on storage and commercial leasing

EDUCATION AND EXPERIENCE : 1. Bachelor's degree in business, data analytics, economics or 4-6 years of relevant work experience 2. Minimum 5 years' experience 3. Must have advanced knowledge of Microsoft Excel, to include experience in Business Objects, SQL, Power BI, Tableau and Contour 4. Must have intermediate experience with Microsoft Office products to include Word, PowerPoint, and Outlook 5. Must have a high level of emotional intelligence (EQ) with the ability to relate to others 6. Must have general experience with data mining to include the ability to merge, concatenate, and clean data and check for data consistency and accuracy 7. Must have outstanding written, verbal, analytical, and presentation skills while being able to effectively distill and communicate actionable insights at various levels of the organization 8. Must have strong problem solving, critical thinking, and analytical skills 9. Must be proficient in financial, statistical, and competitive analysis 10. Must have experience or interest in working with and using large scale data to solve valuable business problems 11. Must have the ability to maintain and practice confidentiality

WORKING CONDITIONS/PHYSICAL REQUIREMENTS : 1. Must be able to independently lift, carry, push, and pull up to fifteen (10) pounds 2. This individual is located in an office environment generally seated at a desk with a chair for multiple hours 3. Must be able to swim or willing to wear a personal floatation device when visiting marina site locations
