Job Summary: In addition to duties as a Property Manager, the Senior Property Manager (SPM) will assist Regional Property Managers with all phases of property management operations including fiscal, functional and operational aspects for properties assigned. The SPM is responsible for assisting Regional Property Managers (RPM) with achieving the objectives of ownership and management with respect to the properties in his/her portfolio with an emphasis on optimizing revenue and NOI, preserving assets for individual properties, creating and enforcing policy for efficiency in operations, developing team members, and creating a positive work environment. Performance is at the direction of the Director of Property Management and the RPM's. ESSENTIAL DUTIES AND RESPONSIBILITIES 1. Assist with achieving the highest possible portfolio net operating income through the implementation of effective cost control and revenue improvement programs. 2. Recommend, implement and coordinate competitive rental rates and effective rental practices to maximize occupancy rates and minimize vacancy loss and rental loss due to bad debt. 3. Maintain an ongoing, in-depth knowledge of the market, market rents, market trends and demographics to gain a competitive edge. 4. Assist in reviewing resident retention programs in an effort to continue to meet residents' needs and improve retention. 5. Work with the Director of Marketing to develop and implement appropriate rent renewal strategies and sales and marketing plans to effectively maximize rental income. 6. Professionally represent the Company with all clients. 7. Be responsive and receptive to owners' needs, goals, and objectives. 8. Participate in pertinent meetings involving building/property concerns. 9. Assist Property Manager (PM) with the monitoring of property expenses. 10. Review One-site reports, including but not limited to, delinquency, rent roll, security deposit audit and variance reports regularly and make recommendations for action. 11. Prepare all reports, analysis, and budgets in an accurate and timely manner. 12. Direct and/or participate in various committees to develop and recommend solutions and/or programs to enhance company operations. 13. Assist in disseminating new policies and information to the sites. 14. Assist RPM's with property visits/inspections and review of administrative and maintenance procedures. 15. Help to determine the long-term viability of each asset with active involvement in the development of short and long-term property asset plans. 16. Assist the Director of Maintenance and Maintenance Supervisors to provide oversight to all maintenance functions, including capital improvement, staffing, OSHA compliance and preventative maintenance. 17. Assist in ensuring that company policies and procedures are followed, including the approval of specifications, contracts and property expenditures. 18. Assist in coordinating the satisfactory completion of all capital work items, working with the Director of Maintenance and site staff. 19. Assist with training to ensure that adequate scheduling occurs to make certain ensure that all vacant units are kept ready for occupancy. 20. Assist with ensuring our company standards of 24-hour service request completion and curb appeal are met. 21. Assist RPM's with property inspections as needed 22. Help to standardize all property operations per company procedures and initiate changes as needed. 23. Assist in ensuring our goal of providing excellent customer service is met and display a courteous and professional attitude toward all customers. 24. Assist in developing a high quality on-site team through the implementation of effective recruitment, training, motivation, and coaching programs. 25. Assist in the development and acquisition of new communities. 26. Perform all other duties as assigned Requirements: ESSENTIAL QUALIFICATIONS 1. State of Virginia Real Estate Salesperson License must be obtained within one (1) year. 2. Certified Property Manager or designate preferred. 3. College degree preferred. High School diploma or equivalent is required. 4. Excellent knowledge of Landlord-Tenant law, Fair Housing, ADA and other legal issues affecting property management. 5. Advanced computer skills, including knowledge of Microsoft Office applications. 6. One-site property management software experience is preferred. 7. Demonstrates flexibility in dealing with complex issues or organizational change. 8. Superb written and verbal communication skills. 9. Good human relation skills, demonstrating ability to effectively deal with residents, site personnel, corporate office personnel, property managers, property owners, peers and supervisors. 10. Ability to exercise good judgment and self-control. 11. Enthusiasm, good attitude, trustworthiness, personal integrity and honesty. 12. Strong leadership and team building skills. 13. Ability to solve problems by assessing the issue and providing solutions. 14. Must be a self-starter. ESSENTIAL PHYSICAL FUNCTIONS 1. Must be able to walk apartments and grounds, including climbing stairs. 2. Bending, kneeling, stretching, climbing stairs and ladders, squatting and lifting up to fifteen (15) pounds. NON-ESSENTIAL PHYSICAL FUNCTIONS 1. Running and lifting over fifteen (15) pounds.
